Bookkeeper The Bookkeeper is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and collection of rent to optimize the property's cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management, in the absence of a Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities Financial Management: post all payments and income received from applicants, current residents, and non-current residents accurately and timely; process and reconcile daily all accounts receivable; monitor and follow up on bad debt including late notices, resident and guarantor contact, and evictions. Budget and reporting: assist in meeting budgeted revenues, expenses, and Net Operating Income; post charges to resident and non-current resident accounts; include bill back of utilities where applicable; perform end-of-month closing procedures and reporting; maintain accurate and organized records; audit resident files. Resident accounting: walk units, post move-out charges, statements, and security deposit refunds. Personnel Management: regular/daily onsite attendance; screen, hire, train, coach, and develop on-site staff; provide ongoing training and guidance; promote a culture of quality job performance and staff compliance with policies. Strategic Leasing Management: ensure leasing techniques are effective, follow-up, lease signings, and reporting are up to date; implement marketing strategies per the annual marketing plan; address resident complaints and develop retention programs; show, lease, and move-in prospective residents. Administrative Management: manage customer service and maintenance service request responsiveness; maintain property appearance with timely repairs and regular inspections; supervise business operations and plan resource usage, including obtaining bids from vendors and contractors. Education/Experience High School Diploma or Equivalent; Bachelor’s degree preferred or two years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Ability to understand and perform on-site software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regularly required to stay in a stationary position or stand/sit for prolonged periods; communicate with others; perform repetitive motions with wrists, hands, and fingers; and maintain accuracy in work. Move about to accomplish tasks; climb stairs or ladders; work in various environments including tight spaces; lift up to 25 lbs; operate machinery or power tools; work overtime, weekends, or night hours as needed.
