The Residential Building Inspector is responsible for inspecting residential construction projects to ensure compliance with applicable building codes, zoning regulations, and safety standards. The inspector will assess the quality of construction, identify potential issues, and enforce regulations related to plumbing, electrical, mechanical, and structural systems. The goal is to ensure that all residential buildings are safe, sound, and meet local, state, and federal standards. Three to five years of Building Inspection experience is required.

Key Responsibilities:

• Conduct on-site inspections of residential construction projects at various stages (e.g., foundation, framing, plumbing, electrical, mechanical, final inspection).
• Review building plans, specifications, and permit applications for compliance with local building codes and regulations.
• Verify that work is being performed in accordance with approved plans and applicable standards.
• Identify and document any violations of building codes or construction standards and communicate them to contractors or homeowners.
• Issue permits for work that meets safety and compliance requirements and ensure all necessary permits are obtained before work begins.
• Provide guidance to contractors, homeowners, and developers on building code requirements and procedures.
• Prepare detailed reports on inspection findings, including photographs, descriptions of violations, and recommendations for corrective actions.
• Coordinate with local government officials, contractors, engineers, architects, and other stakeholders to resolve issues and ensure compliance.
• Maintain accurate and up-to-date records of inspections, permits, and violations.
• Ensure compliance with environmental, health, and safety codes as they apply to residential buildings.
• Stay informed about changes to building codes, regulations, and industry standards through continuing education and training.

Qualifications:

• High school diploma or equivalent (some positions may require post-secondary education in construction, engineering, or related field).
• ICC Certification as a Residential Building Inspector, or equivalent credentials, is required.
• Strong knowledge of building codes, construction practices, and safety regulations (local, state, and national).
• Familiarity with residential plumbing, electrical, mechanical, and structural systems.
• Ability to read and interpret plans, documents, and specifications.
• Excellent communication skills, both written and verbal, with the ability to explain technical information to non-experts.
• Strong attention to detail, organizational skills, and the ability to manage multiple inspections and projects at once.
• Valid driver’s license and reliable transportation to travel to job sites.
• Ability to work independently and exercise sound judgment in evaluating construction work.

Physical Requirements:

• Ability to walk, climb, and navigate construction sites, including accessing scaffolding, ladders, or elevated platforms.
• Capable of lifting and carrying inspection equipment or tools.
• Ability to work in varying weather conditions, as inspections may occur outdoors.

Preferred Experience:

• Previous experience as a building inspector or in construction-related fields.
• Additional certifications in specialized areas of building inspection (e.g., plumbing, electrical, mechanical).
• Knowledge of computer software for accessing plans and documents, status of inspections, and generating reports.

Work Environment:

• This role typically involves fieldwork, with the inspector visiting various residential construction sites.
• Some office work may be required for documenting inspections and preparing reports.
• The position may require flexibility in working hours to accommodate inspection schedules or emergency situations.
